Terms of Service

Insider Express is a public-records research and media site operated by Blackcomb Analytics Inc., a British Columbia company ("Blackcomb Analytics", "we", "us"). By using it, creating an account, or subscribing to anything we send, you agree to these terms.

1. What the site is

Insider Express compiles information from public Canadian regulatory and government filings — SEDI, CIRO, federal and provincial ethics disclosures, the Registry of Lobbyists, Elections Canada, open.canada.ca contract and grant disclosures, Health Canada and provincial mineral registries — together with public market data, and presents it as research, data products and journalism. We may add, change, suspend or remove any feature, dataset or page at any time.

2. Not investment advice

Insider Express is a publication of general information. Nothing on the site, in our emails, alerts, briefings, feeds or social posts is investment, financial, legal, tax or accounting advice, a recommendation to buy, sell or hold any security, or an offer or solicitation of any kind. None of it is tailored to your objectives, finances or circumstances.

Blackcomb Analytics Inc. is not registered with any securities regulator in Canada or elsewhere as an adviser, dealer or portfolio manager. Rankings, lists, charts, leaderboards, "most-held" counts, alerts and estimated returns describe what public filings show; they are not ratings, forecasts or recommendations. Past trades by insiders or politicians do not predict future results. You are solely responsible for your own investment decisions. Before acting on anything you see here, check the original filing and speak with a registered adviser who knows your situation.

3. Accuracy and timing

We reproduce filings as published and apply documented rules to match, de-duplicate and aggregate them (see the Methodology). The information may be incomplete, out of date, delayed, misread, matched to the wrong company or person, or simply wrong, whether at the source or in our processing. Filings can be late, amended or withdrawn. Figures such as estimated returns are calculations from disclosures that do not state position sizes or trade timing, so actual results differ. Always check the linked source record before relying on anything here. We may correct or remove content at any time but are not obliged to.

4. Market data and third-party content

Stock quotes, prices, sector and industry labels, company descriptions and logos come from third-party sources and are provided for reference only. Quotes are delayed by at least 15 minutes, may be stale or missing, and are not suitable for trading. Charts are provided by TradingView. Neither we nor our providers guarantee the accuracy, completeness, timeliness or sequence of any market data. Confirm prices with your broker before trading.

5. Automated content

Many reports, headlines, summaries and alerts on Insider Express are written automatically from filings using templates, without a person reviewing each one. We also use automated tools, including AI models, to match names in disclosures to companies and ticker symbols and to read some documents. These processes can make mistakes. Treat automated content as a pointer to the underlying filing, not a substitute for it.

6. Our interests

If the publisher of Insider Express holds shares in a company that is the subject of a company page, report, alert or briefing item, we say so on that page or item. Blackcomb Analytics receives no payment from any issuer for coverage of its securities; if that ever changes, the paid relationship will be disclosed clearly beside the content it concerns.

7. Accounts, subscriptions and communications

• You must be at least 18 years old, or the age of majority where you live, to create an account or subscribe.
• When you create an account, subscribe to alerts or a newsletter, or otherwise give us an email address or phone number, you agree that we may contact you about the service and — where you have consented as described in the Privacy Policy — with marketing from us and from selected partners. You can withdraw consent at any time using the unsubscribe link in any message or by contacting us.
• You are responsible for keeping your login credentials confidential and for activity under your account.
• Paid plans, if offered, are billed as described at purchase. Fees are non-refundable except where the law requires otherwise. We may change prices with notice.

8. Advertising, sponsorship and commercial content

Insider Express is supported by commercial arrangements, which may include display advertising served by us or by third-party advertising networks, sponsored and branded content, affiliate links (we may earn a commission when you follow a link and buy something), paid placements, lead generation for partners, and licensing of our data and content. Sponsored content is labelled as such. Advertisers and partners do not influence the figures we publish from public filings. Third-party advertising technology may set cookies or similar identifiers on your device; see the Privacy Policy.

9. Acceptable use

• Personal, journalistic, academic and investment-research use is welcome, with attribution to Insider Express and to the original public source.
• You may not scrape, crawl, mirror, frame or bulk-download the site or its data, use automated tools to extract it, resell or redistribute it, or use it to train models or build a competing product or dataset, without a written licence from us.
• You may not use the site to harass, defame, stalk or discriminate against any person named in a public filing, or in any way that breaks the law or violates anyone's rights.
• You may not interfere with the service, probe it for weaknesses, circumvent access controls, rate limits or paywalls, or block, remove or alter advertising delivered with the service.

10. Public records about people

Politicians' disclosures, lobbying communications, government awards and political contributions are published by law. Insider Express presents them as public records. If a filing about you is wrong, the correction belongs with the filing body; if our presentation of it is wrong, tell us and we will fix it. Publishing a disclosure is not an allegation that anyone has done anything wrong: holding or trading a security, meeting a lobbyist, receiving a government contract or grant, and making a political contribution are lawful and routine.

11. Intellectual property and licensing

Underlying government data remains subject to its own terms and licences. Contains information licensed under the Open Government Licence – Canada. Contains information licensed under the Open Data Licence Agreement — Office of the Commissioner of Lobbying. No government body, regulator, legislature or registry has endorsed or sponsored Insider Express, and nothing on the site is an official record; the source filing is. Insider Express's text, design, code, story generation, rankings, indexes and derived datasets are owned by Blackcomb Analytics and protected by copyright and database rights. You receive a limited, revocable, non-exclusive licence to view the site for the uses permitted above. Anything you submit to us (feedback, corrections, comments) may be used by us without restriction or compensation. Company names, party names, logos and trademarks belong to their owners; their use here is descriptive and does not imply any affiliation or endorsement.

12. Third-party sites and services

Links to filings, registries, advertisers, partners and other sites are provided for convenience. We do not control and are not responsible for their content, availability, practices or products.

13. No warranty; limitation of liability

The site and everything we send are provided "as is" and "as available", without warranties of any kind, express or implied. To the fullest extent permitted by law, Blackcomb Analytics, Insider Express and their principals, employees, contractors and partners are not liable for any direct, indirect, incidental, consequential, special or punitive loss arising from use of, inability to use, or reliance on the site or our communications — including trading or investment losses, lost profits, or loss of data — even if advised of the possibility. Where liability cannot be excluded, it is limited to the greater of the amount you paid us in the preceding twelve months and CAD $50.

14. Indemnity

You agree to indemnify and hold harmless Blackcomb Analytics and Insider Express from claims, losses and expenses (including reasonable legal fees) arising from your breach of these terms or your use of the site.

15. Termination

We may suspend or terminate your access or account at any time, with or without notice, for any reason including breach of these terms. Sections 2, 3, 4, 5, 6, 11, 13, 14 and 16 survive termination.

16. Changes, governing law and disputes

We may change these terms by posting a new version here; continued use after a change is acceptance of it. These terms are governed by the laws of British Columbia and the federal laws of Canada applicable there, and any dispute will be brought in the courts of British Columbia. If any provision is unenforceable, the rest remain in effect.
